How do we work with clients?

To begin, we take the time to sit down with you to learn what you really want in a home. We look at your needs and desires, and help you through the pre-approval process to determine the price range within which you should shop. This documentation is kept in our file to submit later with an offer. (Once we know your budget) we then create a digital search with sifting and sorting to view quite a few of these matches with you on our big screen. Together, we may look through 20, 40, 60 even up to 100 properties online in your given area of choice and budget with the amenities you are looking for in a home. We will work through this vast list to help you select your top 5-10, even 12 that closest match your needs for our very first property home tour. We then layout and plan strategically to show you these properties. If we have done a good job, your home will be in this list of what we call your “Top 10 list.” If we haven’t done a good job then we may need to go back to the drawing board. Either your expectations of the market are off, or we missed something that needs to be tweeked and we’ll need to make those tweeks right away if we’re to find you that perfect home. Rarely do we need to show more than 15-20 homes using this process. Buyers love the systematic approach and it’s worked very well over the years.

We do also keep tabs on new listings that hit the market and match your criteria. We will show these to you as they become available on an ongoing basis.

As your agent,  we look out for your best interests. For example, we provide you with in-depth property details of each home you view, point out desirable features you may not notice and identify potential concerns you may have overlooked. Once we walk through a property, (we also will obtain the state required sellers disclosure statements for your review) and then devise an acquisition strategy for you…
